A typical inspection should take 2 to 3 hours to complete. This can vary, given the current condition and size of the home, the accessibility of mechanical systems, and so on.
We inspect the major systems of the house. These include the Roof, Exterior, Structure, Electrical, Heating, Cooling, Plumbing, Insulation, and Interior. Our goal is to provide the existing condition of these items to empower the client to make and informed decision.
Our typical fee for an inspection ranges from $450-$525. However, some factors will affect the fee such as travel outside the city and size over 2500 square feet.

You should dress comfortably and be prepared to spend roughly 2 1/2 hours walking through the home with the inspector. You won't need to climb on the roof or go into the attic, so your clothes won't get dirty.

You will receive comprehensive written report. The report includes a summary of the condition of the home and details on all the major systems of the home. Key items will be summarized on site and the report will delivered within 24 hours following the inspection.
We do not pass or fail homes. Our goal is to report on the condition of the house, indicating potential repairs and expenses you may encounter providing you the opportunity to make a more informed decison on what to repair and when. The home inspection is a critical step but is only one factor in the decision to buy. Your real estate professional is an ideal resource in this area.
A home inspection is a professional opinion based on a visual snapshot in time. Some problems can only be discovered through invasive testing or by living in a house over time and cannot be discovered in a 3 hour visit. As such, a warranty on the house is not provided.
Our inspectors are graduates of the Carson Dunlop Home Inspection Training Program. They are Certified Engineering Technologists with a Project Managemnt Professional designation and decades of technical experience. All have excellent communication and report writing skills and continue to stay current with regular education classes and training.
Our inspectors are members of the Canadian Association of Home and Property Inspections, Certified Engineering Technologists and Technicians Association of Manitoba, the Project Management Institute and the Canadian Military Engineers Association.
